The point list is where the building automation system stops being a diagram and starts being a set of verifiable facts. Every sensor, command, status, and alarm gets one row with a name that matches the controller programming exactly. When point-to-point verification day comes, the point list is the record you check against — if a column is wrong, the test is wrong.
Column by column
| Column | What it captures |
|---|---|
| # | Row number. Never reuse a number after a point is deleted — void the row and note why. |
| Point name | The controller point address exactly as programmed, e.g. AHU1-OAT. This is the key everything else references. |
| Description | Plain-language meaning of the point. Written for the tech who opens the graphic three years from now. |
| Type | AI (analog in), AO (analog out), DI (digital in), or DO (digital out). Hardware reality, not a guess. |
| Units | deg F, deg C, %, CFM, in. w.c., psi, kW, V, on/off. If the units are wrong, the trend lies. |
| Range | Engineering range programmed into the controller, e.g. -40 to 200. Mismatched ranges skew every scaling calculation. |
| Alarm | Limit or state that raises a BAS alarm, and whether it is enabled. A point with no alarm philosophy is a silent failure. |
| Trend | Trend interval and whether trending is on, e.g. 15 min / ON. No trend means no evidence at FPT time. |
| Graphic | Y or N — does the point appear on a system graphic, and which one. |
| P2P | Point-to-point verification status: blank, P (pass), or F (fail). A failed point blocks any functional step that depends on it. |
| Notes | Overrides removed, overrides still active, spare points, anything the next person needs to know. |
Point types quick reference
| Code | Type | Typical points |
|---|---|---|
| AI | Analog input | Sensors the controller reads: temperature, humidity, pressure, flow, status amps. |
| AO | Analog output | Modulating signals the controller sends: damper and valve signals, VFD speed. |
| DI | Digital input | On/off status the controller reads: fan status, filter status, safety trip. |
| DO | Digital output | On/off commands the controller sends: start/stop, two-position dampers, alarms. |
Sample rows
A starter AHU pattern: sensor, command, status, speed, damper, and the mixed-air safety check. Name style is controller address, not a friendly label.
| # | Point name | Description | Type | Units | Range | Alarm | Trend | Graphic |
|---|---|---|---|---|---|---|---|---|
| 1 | AHU1-OAT | Outdoor air temperature | AI | deg F | -40 to 200 | < -20 or > 160 | 15 min / ON | Y |
| 2 | AHU1-SF-CMD | Supply fan start/stop command | DO | on/off | 0-1 | — | 15 min / ON | Y |
| 3 | AHU1-SF-STAT | Supply fan status (aux contact) | DI | on/off | 0-1 | CMD on, STAT off 30s | 15 min / ON | Y |
| 4 | AHU1-SF-Spd | Supply fan speed command | AO | % | 0-100 | — | 1 min / ON | Y |
| 5 | AHU1-DPR-OA | Outdoor air damper command | AO | % | 0-100 | — | 1 min / ON | Y |
| 6 | AHU1-MAT | Mixed air temperature | AI | deg F | -40 to 200 | < 35 (heat) | 15 min / ON | Y |

AI = Analog Input (sensor the controller reads)
AO = Analog Output (modulating signal the controller sends)
DI = Digital Input (on/off status the controller reads)
DO = Digital Output (on/off command the controller sends)

Rules:
- Point name matches the controller programming exactly.
- A failed P2P point blocks any functional step that depends on it.
- Never reuse a deleted row number — void it and note why.
- Overrides removed before witness testing; anything still
overridden lives in NOTES.
